A poor showing can lead to a missed sale so how can you make the best impression? I’ll certainly be guiding you every step of the way as your selling agent, but here are fifteen handy tips that can help you make a difference to your offer sheet.
1. Keep your house and garage tidy so that your home looks comfortable, spacious, and well kept.
2. Repair sticking doors and windows so that the buyers know that the home won’t need major or annoying repairs after closing.
3. Decorate faded walls and touch up worn woodwork so that the house is perceived as being well maintained and up to date.
4. Replace cracked windows, doors, and torn screens. Buyers can potentially think that small problems are indicative of larger issue. After all, if the seller didn’t take care of minor issues, what lies underneath?
5. Clean and sanitize carpets and rugs so that the home has a fresh and clean aroma.
6. Replace worn carpeting and rugs especially if they are stained from food or pets. You want to give the impression that the home was well taken care of by everyone in the house.
7. Repair broken switches and light bulbs. People make mental notes of issues and you don’t want even the smallest of fixable problems to cloud their judgment of your property.
8. Wash or paint the exterior of the home if needed. You certainly don’t have to re-side or paint the entire home to make a good impression, but perhaps a nice spruce-up wash would go a long way.

11. Take a little trip before the buyers arrive so that they can speak freely with their agent.
12. If you must stay during the showing keep all noise to a minimum and let the agent take care of everything.
13. Make sure your lawn and landscaping is neatly trimmed, weeded, raked and mowed so that it’s inviting to the buyers when they arrive.
14. Open the drapes and clean all of the windows. Dark rooms do not appeal to most buyers and they can make the room seem smaller than it is.
15. Have your closets clean and organized so they look as spacious as possible.
